Getting There

The subdivision is located about 190km northwest of Winnipeg on Lake Manitoba. From Winnipeg take PTH 6 approximately 130km, then go west on paved highway PTH 68 roughly 60km to Lake Manitoba Narrows. From downtown Winnipeg, the Lake Manitoba Narrows is approximately a 2 hour drive. Construction of the access road into the subdivision will commence early in the upcoming year.

 

Area Description

The Rural Municipality of Alonsa is located in north central Manitoba, straddling Lake Manitoba along the full length of its eastern border. Blessed with Lake Manitoba along its eastern border, the municipality can offer the lovely Lake Manitoba Narrows with its natural beauty as a place to either live or spend your recreational time all year. Lake Manitoba provides a diverse fishery that commonly produces walleye, sauger, northern pike, whitefish, burbot and perch. Lake Manitoba is a large hour-glass shaped lake, about 200km long. With the east and west shore being so close (approximately 0.5 km apart), the water is mostly sheltered from large waves while at the same time very clean because of the flowing water. The lake is a shallow lake with an average depth of approximately 30 feet. These shallow waters tend to stay very warm in the summer which is wonderful for swimming and boating. When the water is cool in the spring and fall, the walleye and sauger fishing is spectacular. In the winter, the ice-fishing is tremendous. There are also plenty of groomed trails in the area for snow-mobiling and cross country skiing. The area is also renowned for providing some of the best waterfowl, whitetail deer, and bear hunting in the world. The Narrows of Lake Manitoba is considered by many as a sportsman?s playground. With the flat land and abundance of beautiful shoreline, the area is referred to as Manitoba's Sunset Coast. It is an undiscovered paradise!

 

Location & Description of Subdivision

  This 60-lot subdivision is located on the shore of Lake Manitoba, just around the bend from Lake Manitoba Narrows Lodge. At the center and narrowest point of this hour-glass shaped lake is the Lake Manitoba Narrows. The sub-division is located on the west shore of this part of the Lake. The subdivision has a sand and cobblestone shoreline facing west on Lake Manitoba. These beautiful lots are just a short boat ride away from the upcoming 18 hole lakefront golf course at Lake Manitoba Narrows.

 

Services

Hydro service will be provided to the subdivision after road construction is complete. Lot Prices

Lake front PREMIUM (11 lots in total)
Description: 60 meters of lakefront and approximately 150 meters deep with a 30 meter public reserve on the shoreline.  Lots vary in size.  Premium lake-front on the west shore facing the east.   Sand and cobblestone shoreline.  Almost all lots are covered with trees, some are already open on the lake-front and treed on the back.

Canal lots (44 lots in total)
Description:   Lots vary in size from 2 acre to 4 acres. Beautiful treed and untreed lots which all have frontage on the canal network. A boat can be docked on every lot.   Oak and birch covered.

Description:   Lots are approximately 2 acres in size and are directly on the Ranch Estates family park.  These lots are covered with Oak and birch trees.

Pricing schedule

Lots were only made available on February 1st, 2008. The prices listed on the previous page are pre-development prices which will be offered until June 1st, 2008. Prices will continue to increase by 10% every 4 months until all of the lots are sold. Like our previous sub-division, we first look at what everyone else is charging for their properties and create a drastically low price. We then keep increasing the price of the lots until we eventually are at the same prices as everyone else.

 

Purchase Finance Option

These lots are available through in house financing as well as on a cash sale basis. This is an ideal option for people who do not wish to pay for their purchase in one lump sum. We offer the following terms on land sold in this manner -

  • A deposit (down payment) of 25% is required on each lot financed.
  • A competitive annual interest rate of 3.9% will be charged on the balance.
  • If a buyer wishes to take more than one lot, we will finance the balance of both lots (or as many as the buyer purchases) at 0%
  • Lot purchases shall be financed for the term of three years.
  • The financing can be paid off early after the first full year at no penalty.
  • Building work can take place on site at any time during the finance period.
  • All purchases will have 5% G.S.T. added to the price
  • The buyer will be responsible for the land taxes from the start of the purchase finance agreement
  • Titles will be transferred to the property owner within one year of the accepted offer to purchase

Once the final payment has been made the deeds for the lot will be transferred in to your name. All the necessary legal documentation will be drawn up by Taylor McCaffrey Law firm in Winnipeg Manitoba. The favored method of payment for each monthly installment is in the form of a pre-authorized debit program. A void check is required and monthly payments will be taken directly from the bank account of your choice. This payment plan will commence on the 1st day of the month following the accepted offer to purchase.

 

Building Restrictions

  • No time restriction imposed.
  • One main dwelling can be erected.
  • 1200 sq. ft. minimum building size requirement.
  • Residential or Recreational/Holiday use only.
  • All buildings must be earth-toned in color
  • Buildings must be at least 15 ft. from the edge of the property
  • Buildings must be at least 25ft. from the road allowance
  • Septic holding tanks only (no septic fields are permitted)
  • All buildings in the entire project must be new
  • Mobile homes are not permitted

All you have to do is book a chalet or hotel room at the Lake Manitoba Narrows Lodge!

You can get a beautiful 3 or 4 bedroom lake-front chalet with a 6-person hot-tub on the deck for as little as $249/ night.   These gorgeous chalets are on the east shore of the Narrows looking directly west at the premium lake-front lots in this new sub-division.   You can relax in your hot-tub on the deck and take your time to think about if you want to be part of the newly discovered paradise.

 However, if after the tour your decide to make a purchase we will refund your tour costs in full if you buy one lot, or give you another free get-a-way if you buy two or more plots.  Sounds fair!
